A road, dirt track or pathway reaching the property may create the impression that access is solved.

A photograph of a flat green parcel says almost nothing about what lies beneath it.
Soil conditions can influence foundations, drainage, septic suitability, agriculture and site preparation. What looks like straightforward land can become considerably more expensive once technical investigation begins.
Official soil databases can be an excellent first layer of evidence. USDA's Web Soil Survey, for example, allows users to examine soil information and suitability for different uses within a defined area. But the agency also distinguishes such planning information from cases where onsite investigation is necessary.
