Before you invest, test the numbers.
A property can look profitable until financing costs, vacancy, operating expenses or a weaker exit price change the picture.
GRAI MCP brings specialized real estate financial calculations directly into your AI conversations. Underwrite income properties, compare investments and stress-test downside scenarios using the figures and assumptions you provide.
Three dedicated calculators. Transparent assumptions. Zero GRAI-credit deductions.

What is GRAI MCP?
GRAI MCP is a real estate Model Context Protocol server that connects supported AI assistants to GRAI's specialized property investment calculators.
Model Context Protocol (MCP) is an open standard that allows AI assistants to interact with external tools and services.
Instead of relying only on a conversational estimate, you can use GRAI's dedicated calculation tools to evaluate property finances using defined financial inputs and assumptions.
Through GRAI MCP, you can:
- Underwrite residential and commercial income-producing properties.
- Model supported downside scenarios and their effect on returns.
- Compare the financial performance of multiple investment opportunities.
Claude provides the conversational interface. GRAI performs the requested calculations through its property-specific tools.
Three ways to examine a property investment
1. Property Underwriting
Does the property generate the return you expect?
An attractive rental yield doesn't necessarily translate into attractive cash flow once financing and operating expenses are considered.
GRAI Property Underwriting helps you calculate the first-year economics of a residential rental or commercial income-producing property.
Using supplied purchase price, income, operating expenses and financing information, GRAI can calculate:
- Annual cash flow after debt service
- Cash-on-cash return
- Debt-service coverage ratio (DSCR)
- Net operating income and financing-related metrics
For residential properties, provide expected rent, financing terms and relevant expenses. Commercial cases can use annual net operating income (NOI) or a supported capitalization-rate input.
Understand the investment behind the advertised yield.
2. Investment Stress Testing
What happens when the investment doesn't go to plan?
A base-case projection may look attractive, but an investment should also be examined under less favorable assumptions.
GRAI Property Stress Test models supported financial changes, including rental income or NOI adjustments, selling costs and assumed exit values.
Explore how those assumptions influence first-year performance and holding-period internal rate of return (IRR).
For residential investments, scenarios can include lower rental income and different assumed exit-price multiples. Commercial scenarios can incorporate supported NOI and exit-capitalization assumptions.
These are modeled financial scenarios, not predictions of future market prices.
See how sensitive your returns are to the assumptions behind the deal.
3. Property Comparison
Which investment performs better financially?
Two properties may have similar advertised yields but different financing costs, operating economics and cash flow.
GRAI Property Comparison evaluates two to five residential or commercial income-property cases side by side.
Compare:
- Annual cash flow
- Cash-on-cash returns
- Debt-service coverage
- Supported alternative financing assumptions
The results help reveal the financial differences between the investments.
They do not automatically establish which property is best overall. Location, ownership restrictions, physical condition, regulatory exposure and other risks may require separate investigation.
Compare the investment economics, not just the asking prices.
Why use GRAI inside an AI assistant?
Deterministic calculations. Conversational intelligence.
AI assistants can explain real estate investment concepts, but financial decisions require calculations that can be repeated and examined.
GRAI MCP combines the conversational capabilities of your AI assistant with specialized, deterministic real estate financial calculators.
Instead of relying solely on an AI-generated estimate, property cash flow, financing metrics and supported investment scenarios are calculated using defined inputs and established formulas. The result is a more inspectable analytical foundation for exploring property investment decisions, while your AI assistant helps you understand what the numbers mean.
Know what drives the numbers
A financial result is only as useful as the assumptions behind it.
GRAI makes the relevant inputs and applicable defaults visible, helping you understand how rental income, financing costs, vacancy and operating expenses influence your investment calculations.
Test the downside, not just the upside
An attractive base case doesn't tell you how resilient an investment might be.
Explore supported scenarios involving lower rental income, changes in operating performance and different exit assumptions to understand how modeled cash flow and returns respond.
From calculation to conversation
A financial calculation should be the beginning of an informed discussion, not the end.
With GRAI connected, you can examine results, question assumptions and continue exploring related investment scenarios within your AI conversation.
Three calculators. Zero GRAI credits.
Use Property Underwriting, Investment Stress Testing and Property Comparison without consuming GRAI chat tokens or report credits.
A GRAI account and secure authorization are required. Your AI assistant's own subscription and usage limits still apply.
What can a GRAI calculation reveal?
Consider an illustrative residential rental property with these assumptions:
| Investment input | Assumption |
|---|---|
| Property price | $300,000 |
| Down payment | 25% |
| Mortgage interest | 6.5% annually |
| Loan term | 30 years |
| Monthly rent | $2,600 |
| Vacancy | 5% |
| Operating expenses | 25% of effective gross income |
| Other separate costs | Assumed zero for illustration |
Under these assumptions, GRAI's underwriting calculator produces:
| Financial measure | Illustrative result |
|---|---|
| Annual cash flow after debt service | $5,164.20 |
| Cash-on-cash return | 6.89% |
| DSCR | 1.30x |
Change the assumptions and the financial outcome may change significantly. Actual taxes, insurance, maintenance, fees and other property-specific costs should be included where relevant.
This is the purpose of underwriting: to move beyond an advertised return and examine the economics behind it.

Three real estate investment questions to try
These examples use fictional properties and supplied financial assumptions. They demonstrate the three supported calculators without requiring live property data.
Example 1: Is this rental property financially viable?
Use GRAI to underwrite a $300,000 residential rental property with 25% down, a 6.5% annual mortgage rate over 30 years and monthly rent of $2,600. Assume 5% vacancy, operating expenses equal to 25% of effective gross income and zero other separate costs. Calculate annual cash flow, cash-on-cash return and DSCR. Show the assumptions used.
Example 2: How much could a weaker exit affect my return?
Use GRAI to stress-test a $300,000 residential rental over five years. Assume 25% down, a 6.5% annual mortgage rate, 30-year amortization, $2,600 monthly rent, 5% vacancy and operating expenses equal to 25% of effective gross income. Set other separate costs to zero and assume no annual rent growth. Compare a base exit at 1.00 times the purchase price with a stressed exit at 0.85 times, including a 10% first-year rent decline. Use 3% base selling costs and 5% stress selling costs. Show the base and stressed IRRs and assumptions.
Example 3: Which of these two investments has stronger financial returns?
Use GRAI to compare two USD income properties. Property A is residential, priced at $300,000 with 25% down, a 6.5% annual mortgage rate over 30 years and monthly rent of $2,600. Assume 5% vacancy and operating expenses at 25% of effective gross income. Property B is commercial, priced at $2.5 million, with 65% loan-to-value financing, a 6.25% annual mortgage rate over 25 years and annual NOI of $190,000. Assume zero other separate costs for both cases. Compare annual cash flow, cash-on-cash returns and DSCR, preserving the supplied order.
These prompts illustrate supported financial calculations. They do not represent verified investment opportunities or guaranteed results.
Understanding the inputs and limitations
GRAI's MCP calculators work from the financial figures and assumptions supplied for a requested calculation.
Some details are important:
Property information: Purchase price, expected income, operating expenses and financing terms should reflect the property being evaluated.
Currency: Comparisons require the supplied property cases to use the same currency. The Comparison tool does not automatically convert between currencies.
Scenario assumptions: Modeled rent changes, operating-income adjustments and exit values are assumptions, not predictions.
Market information: The three calculators do not independently retrieve live property listings, verified comparable sales, current market valuations or neighborhood-quality information.
Transactions: GRAI MCP cannot purchase property, transfer money or execute payments.
Outputs are decision-support calculations, not guaranteed investment returns or personalized financial, tax or legal advice.

Frequently asked questions
What is GRAI MCP?
GRAI MCP is a remote real estate Model Context Protocol server that allows supported AI assistants to invoke GRAI's property underwriting, investment stress-testing and financial property-comparison tools.
Why use GRAI MCP instead of asking an AI assistant to calculate everything directly?
General-purpose AI assistants are excellent at explaining concepts and interpreting information, but calculations generated through probabilistic language models can sometimes contain arithmetic errors, inconsistent assumptions or unsupported estimates.
GRAI takes a different approach. Its MCP tools use dedicated, deterministic financial calculators with defined inputs, established formulas and reproducible results.
For the same valid inputs and calculator version, GRAI produces consistent calculations for cash flow, cash-on-cash returns, DSCR and supported investment scenarios. The results include assumptions and calculation records that can be examined rather than relying solely on numbers generated in an AI conversation.
You get the conversational intelligence of your AI assistant, supported by GRAI's specialized calculation engine.
The accuracy of any investment analysis still depends on the quality of the financial inputs and assumptions provided.
How do I connect GRAI MCP?
GRAI currently supports a custom connection through Claude. Use the Connect GRAI in Claude button on this page to open a pre-filled connection dialog, then complete GRAI's authentication and authorization process.
Do I need a GRAI account before connecting?
A GRAI account is required to use the calculators, but you do not need to create one beforehand. You can sign in or register as part of the supported authorization flow.
Are GRAI MCP calculators free to use?
The three calculators consume zero GRAI chat tokens or report credits. Your connected AI assistant may have separate subscription or usage limits. Other GRAI services, including broader analysis and branded reports, are offered separately.
Can GRAI compare residential and commercial properties?
Yes. GRAI can compare two to five residential or commercial income-producing property cases using financial measures such as annual cash flow, cash-on-cash return and debt-service coverage. The required financial inputs depend on the property type.
Can GRAI provide property valuations, market prices and future price forecasts?
Yes, through GRAI's broader web platform. GRAI offers AI-assisted property valuation, market-pricing analysis, global real estate insights and forward-looking scenario analysis using available data, market context and supplied assumptions.
These capabilities go beyond the current MCP integration.
The three GRAI MCP calculators focus specifically on financial underwriting, investment stress testing and property comparison. They do not independently retrieve live property listings, verify current market prices or forecast future appreciation.
For broader property valuations, market intelligence and predictive analysis, explore GRAI's full platform.
Valuations and forecasts are estimates, not certified appraisals or guaranteed future prices. The reliability of current market information depends on the availability, quality and timeliness of its sources.
Can I generate a branded Deal Report through GRAI MCP?
Not through the current three-tool connector. GRAI Branded Deal Reports are available separately through GRAI's broader platform.
Does GRAI store my property calculations?
GRAI maintains account-linked calculation results, history and relevant operational records. Disconnecting an assistant does not necessarily erase existing records. Please review GRAI's Privacy Policy for information about data handling, retention and applicable rights.
Make the numbers part of the decision
A promising investment deserves more than an advertised yield or a single optimistic projection.
Examine the income. Understand the financing. Test the assumptions. Compare the alternatives.
Before you invest, test the numbers with GRAI.
